Start with tickets. A building with an active request channel and visible response times tells you more than any sales tour. Ask how issues are reported, who responds and how long a typical case takes to close.
Then look at amenities: existing is not enough — they must work and be bookable. A gym in the photos is not an available gym. Check real schedules, the state of the spaces and the usage rules.
